What method do you guys use to keep up to date with short sales around a particular area?

No, the corthouse is unaware of a property in preforeclosure until the NOD is filed. If somebody is 30 days late, it is the lender that reports them to the credit companies and that is where the info is gathered from these list souces.

In my mind, it is too early marketing to these people. Somebody with a 30 day late could have just forgotton to make the payment, been out of town, etc. and is not in a hardship or mindset to sell. This to me would bring a lot of wasted leads. I would prefer the ultimate motivated and to me, that is the ones that get the NTS. They are now in crunch time and should be much more motivated (at least from a short sale investor perspective)
