short sale..

A family member is in hardship and considering a short sale.
First loan from ASC is $271162.40 and second loan is from Ocwen
at $68,126.28. I would like to bail him out and is willing to pay 76%
of $340,000 balance. What are the procedures? Will he still be liable for
the 24% defeciency?
