Refunding a security deposit

I live in Texas and I had a tenant move out 4 months before the lease ended.  Now they want their security deposit refunded before they sign a promissory note for the last 4 months of rent.  Can I legally keep the deposit since they broke the lease?

Thanks for any advice.
