looking to help a friend in short sale process

Hi all,

Im new to investing here i have two properties but have acquired them both the traditional way with banks. A friend of mine has been underwater for some time on his property and has been negotiating a short sale with his bank for sometime now. He has since moved out and his house has sat vacant on the market for going on a full year now.

Is there anything in this situation where i can help him out as a friend and an investor?
