Looking for foreclosures, preforeclosures in the mls and how to find distressed property withequity in it?

I'm a new realtor in Chicago,  how can I find foreclosures,  preforeclosures and distressed properties with equity in it ! Please Help!

Try ILFLS.com. There are plenty of sites out there but the ILFLS targets people in the state of Illinois. Instead of buying a list , you pay a monthly fee. I normally download a huge list, then filter by loan amount and home value. Then add another column, divide loan amount/home value. Then just filter out anything above 60 %. Only about 10 % of these properties have equity.  Then just send yellowletters to the property owners telling them how you can help them selling their homes. Hope this helps.
