Real Estate Attorney / Title Company Questions

Hi there. I am a newbie in REI in TX and I am interested in getting started in wholesaling. I have set up some initial relationships with cash buyers but need to tap into the local inventory of deals (they're all looking for 70% of ARV minus repairs). I have a meeting this week with a RE attorney that owns a title company. What questions should I be asking him and what key subjects should I address with him with regard to how the title company can help me find the homes I need for my deals? Thank you in advance for your guidance...
