Preforeclosures: Possible scenarios and exit strategies

Hello All!

I'm new to this arena. Would someone be willing to outline some preforeclosure exit strategies for me? I understand that if there is little equity in the house I probably need to try for a short sale. What other scenarios and corresponding exit strategies can you think of?
