owner financing

how does owner financing work? How will the seller/owner be attached to the deal how would i? can they sell this out from under you? what would be there legal rights in reference to the house? would both names go on the loan/deed? my sister was talking about this when she bought her house & i wanted to know how it all works any info would help.
