pre foreclosure info needed HELP!

My wife and I are really new at this.. so far we have done well for our efforts but now we want to try pre foreclosure/wholesale. BUt we are clueless as to how to pay for it. That is do we have to pay all at once cash ( we do not want that) or do we have the option to set up a mortgage? What are your experiences with this? OUr idea is to purchase one or two and flip it after thorough clean up and landscaping. We can do the complete structure work too but you know..going for the optimal here. We have around 100K in cash holdings and two properties. We are looking to spend as little as possible ( lol)..I will be posting a question about mortgages in relevant sub forum. LAstly I want to say what a great site this is we really love it. 8)
