Alternatives to Cash for Keys
I live in a Communist State where there is a minimum amount established by law for cash for keys. What are some tips to get a tenant to move on their own without overpaying.

I have used cash for keys and it works. I set the amount based on what I think the lowest number they will go for - I can always increase it if they say no. I'd say 1-2 months is worth it, maybe more.
One very important thing: set a date and hold them to it. Let them know that you will be changing the locks that day, otherwise they will drag it on for ever.
One tenant wanted to clean the place and I told him not to worry about it - leave it as is. It was a mess but it was more important to me that I get the house back in service quickly.
