How to project cash flow for an auctioned property

Hello,

I am looking to purchase an investment home ($425k) currently in foreclosure and am planning to pay using a hard money loan at 8% interest. My plan is to put it up as a long-term rental after doing some updates to the home. After which, I plan to borrow from a bank to pay off the hard money loan, hopefully at a lower rate. 

Given that I am putting up a lump sum upfront to purchase the house - how do I project cash flows for it to ensure that this transaction is a positive cash flow?

Does anyone have a sheet or template for this?
