HUD Inspection Process
I hate to say, as an experienced real estate broker, that I have not had a buyer do inspections on a HUD house, during the winter, before.
Ive done inspections for a buyer on a HUD deal in the summer, without issues. Most buyers that I work with are investors and skip the process.
Now I have an investor buyer under contract on a HUD house after winterization. The buyer wishes to do inspections. However, the listing agent has not yet set up the de-winterization. She blames me for not having the utilities turned on. Worse, we are now past the 10 day inspection period from the agent dragging her feet. The HUD addendum states nothing about utilities for inspections. The local realtor contract states that the seller is responsible.
Has anyone had the experience of inspections on a HUD house after winterization that can share details of the process?
