I am going to be in Vegas to look at properties. How should I prepare?

I have talked to a realtor agent and she has sent me some investment properties to look at. I have not negotiated on price yet but most of them are short sales. I am wondering what I should do to prepare (other than reading as much as I can under the resources tab and about investing in properties). Should I get pre-approved for mortgage/loan etc?

The point being made should be this:

-A good listing agent will NEVER take a home off the market without having a POF or preapproval letter submitted with the offer. PERIOD

With that being said, it is best to have this aspect of the offer already in hand so there is no last minute hiccups once you find a good deal.

Are there agents that will not require you to have it up front? I am sure there are. I wouldn't recommend doing it though.

Are their buyer's that lose out on deals because they find a great deal but don't have their financing in order? Absolutely there are. And for this reason most buyer's agents will request you to provide this upfront to avoid wasting your time and theirs.
