Is There Anything I Can Do In THIS Foreclosure Deal?

Greetings all! 

I have found a property which I think has huge potential. The only problem is that its in foreclosure and I cannot contact the owner or any family members. I don't know if my background research was sufficient as I simply paid one of those online services to give me a report on the owner. I of course have his name from the the assessor records but cannot locate him or any relatives. Being the property is Aurora, CO anyone in foreclosure could simply sell the home, right? WHY would this guy or his family members allow this home to go into foreclosure? All the phone numbers from the report I purchased were out of service or the wrong number. I finally got a hold of ONE guy who knew who I was talking about and was told that he had passed away. I've tried to locate family but had no success. 

Is there a better way to locate one of his heirs? And if not is there any other process anyone is aware of in which I could get the property WITHOUT the seller or his heirs (as there seem to be none) before it goes to the public auction?
