Serivcelink Auction in CA - Yea or Nay??

Hello Everyone,

Working a deal with Servicelink Auction.  Should I use them for closing or should I use my own escrow/title but pay most of the fees? 

This is crazy!! They want me wire them the 5% EMD (Deposit, around $35K) before they send me out the purchase agreement?? They say it's refundable if I'm not satisfied with the contract???
