Heir Property and 5 of 6 want to sell…preforeclosure??

Help!  I’m a newbie..no deals yet…but I came across a family that lost their mother a few years ago.  There are 6 children and 1 still lives in property and doesn’t want to sell.  Taxes paid up, 3 months behind and they are wanting to sell and move on?   Family says if the one sibling won’t leave… they will let it go into foreclosure and they will lose all together.   Is this a lead ?

Greetings.
Everything is a lead, the opportunity exists.  The solution lies in how to get the occupant, who enjoys the (free?) benefit of living in the house, to want to leave.
Without having motivated sellers, it is not likely to succeed.
Explore all the facts. Maybe he needs cash to leave if $ is an issue. Your job is to find the motivation.

Who holds title?  How do you know they are in default?  Offer to help them through probate, maybe a lease back. Stay in touch as if they continue to slide, they'll flip at some point.

The house is in one of the children’s name and the deceased mothers name so she is who advised the home is behind 3 months.  I will keep in touch.  The balance on the house is roughly 5k….so I advised them so far they will completely lose or take an offer that they can all split… learning problem resolutions 101.
