Is it too late? 15k owed 120k ARV
Friend of a friend fell on hard times and losing her property. She find's out in 10 days when she has to be out. Sherrif put notice up. She owes 15k for the property ARV in highly desirable area is 120k
As an investor what are my options if any? Is it too late for short sale or would I have to buy it at auction or as a REO? Is a short sale possible?

Would like to thank @Wayne Brooks for helping me realize how easy it is to look up county records and get much of the information you need regarding a property. Turns out the judgement was for 60k and the property sold at the sherrif sale for 75k to a local turn-key operation here in Indianapolis.
I know my first deal is just around the corner!
