Terminating Oregon Commercial Lease with Lockout

Looking for thoughts from experienced commercial landlords. It's difficult to find the laws regarding commercial tenants! Our retail tenant of 10 months stopped paying rent so, per the lease, we locked him out after 14 days. We are holding his "Inventory" (junk) until he pays us back rent of $1000. If he can't pay within 10 days of the lockout we plan to sell his junk to help pay for his default. Not looking forward to that, but may not have a choice. 


Any legal landmines we need to watch out for? I have attached a snapshot of the default section of our lease. Thanks for reading!
