How to Learn My Market or Any Market?

How do you learn your market? As far as typical rents in the area, vacancy rates, economics and what tenants are looking for ,# of beds, baths, amenities, etc. How do you compile this information?

I'd like to know so that when valuing properties I will know how over/ under rent rates are for a particular property and most importantly what tenants want in that market.
