Can I make a good commercial investment for 100K?

Thanks in advance for any input. I am new to real estate investing in general. I did years ago have a real estate license but have never owned any kind of investment property. I have around 100K in cash allocated to invest in real estate. I would not have really considered a commercial investment were in not for a client of mine. I work in the oil & gas industry. One of my long time clients, who I trust completely, gave me the hard sell about looking at commercial. He has been developing commercial properties in south Texas for 20+ years, made enough to get in the oil & gas business as a hobby (not really a hobby anymore). I say all that because he also offered to mentor me. He first assignment for me was to go out into my area and see what kind of deals are there. I live in the Dallas/Fort Worth area. So, I am having trouble getting a feel for what kind of deals might be in reach. My mentor said look for existing income producing properties where I could add some value. My questions are: what type of properties should I be looking for? Would a broker be helpful? How do you find a good broker that has time for level of experience and cash?
