Help finding a client a warehouse

Hey guys, I'm pretty new to the commercial side of real estate and while I do like it my current client is looking for a type of warehouse that just isn't for sale in the necessary area. So far my only idea is to call up the agents of some inactive MLS listings to see if they owners have thought about selling. Any of you have any suggestions about finding leads for a super specific type of property?
