Marketing for Commercial Space - Starting a Brewery!

Hi all, In the midst of my residential real estate investing, 3 friends and I have decided we are going to get our own brewery off the ground. Since we are going to need a space for it, I figured I would come on here and ask some questions to see if I can get any insight on those buying commercial real estate. I know very little about the commercial world as my knowledge is primarily based around residential investing. Like I said, we will need a space for this Brewery and I'd like to explore marketing campaigns similar to what I do in the residential arena. I'd like to find some motivated sellers who own commercial spaces that want to unload or even provide seller financing. Im looking for any tips, tricks or resources you could point me to that could help with this. What way could you market to owners like this? I typically build lists via listource to find homes with equity... Could I do something similar to try and find some commercial spaces? As you can tell, I am not well versed in the commercial world and really appreciate any and all input. Thanks!
