Newbie Commercial property development

Hello, 

This is my first post in this forum. I own a small commercial land of around 2 acres for a while. I want to start developing this land into offices buildings or lease it to a franchise (hopefully to a long term tenant). I am very new into commercial real estate. Can anyone share your experiences on how you started off.

I have some very basic questions of where to start

1. Can I search for a viable future tenant even before I start some structure on the land or construct office spaces and then look for a tenant.

2. How would I appraise my land ?

Any leads or pointers would be of great help
