Opportunity Zone investing

I am starting to analyze deals for commercial multifamily as I am looking to move from smaller duplex and triplexes I own. I am analyzing some deals that are considered opportunity zones. Are these investments worth pursuing as a newer investor in commercial multifamily or does it really matter?

One is located in my home market and is completely vacant all 4 buildings so I am familiar with the rents we could get for units once fully rented. I have done some research on this but any advice on whether to pursue this deal or any resources on investing in opportunity zones.
