I am researching a Whole Foods strip mall deal as well

On the surface the deal sounds ok. I like the theory lower risk, downside is less $. I have invested in multi family for the past couple of decades, so NNN investing is new to me. In my years of investing and managing it boils down to a guessing game, you can have all the projections, history, experience, etc....but at the end of the contract who really knows? Uncontrollable change happens.

So will I do it?  Not sure, more due diligence is needed.
