Garage Conversion - ADU or JADU?

Hello! There is potential for my garage (which is attached to bedroom/bathroom of main house) to be converted into an ADU. The goal is to convert the garage and make an entry into the bedroom/bathroom to already use existing living space.

The end goal is to rent out the ADU as well as the house separately. Owner will not be living in the property.

is this possible as an ADU since I don't plan to build restroom?
is this even worthwhile as investment?
