Seller Will not provide Estoppel certificates
I am in contract for a 10 unit property but seller in contract has said that he will not be providing Estoppel certificates . He will provide signed leases and all other documents . What does this mean ? When signed leases are provided why do I need Estoppel certs ? Are they trying to hide something ?

The lease should provide just about everything you need to know, but you'll have to verify it with the Tenant(s) verbally.
My estoppel also asks if there are any verbal agreements regarding payment schedule, repairs, renovations, and other terms. Those would not be addressed in the written lease.
We ask for an estoppel because it prevents the parties from forgetting or hiding something. You have to decide whether it's worth pushing for that information, if you can collect it a different way, or if you want to accept what he's willing to provide and move forward.
You can cancel the deal because Seller agreed to allow inspection but is now refusing your inspection.
