What could I do to benefit from this $12M property?

Hey all! First-time post/long time lurker/book reader but just haven't made the leap yet.

Working on a way to start my investing journey and I may have an opportunity here or may not I wanted to see if I could get some advice.

I've been the GM/Maintenance/Whatever is needed to be done at an RV Park/Hotel mixed property for 3+ years. A family member owns the property and they are ready to sell and move the money into a couple of smaller projects. I'm working on getting my RE license but not finished yet. 

So I guess my question is what could I do to benefit from this deal is there any way I could make some money off this as well as get the property sold and benefit everyone? 

I'm sure they would love to keep their money in our family if possible and would also boost my personal first investment in the near future.
