Newbie question on retail center purchase

I'm new here. I own two businesses that have leases in the same commercial retail center. I'd love to figure out a way to make an offer on the center or at least my two spaces. It's in a good location but not the greatest center. The rent is about 30% lower than all other listed rents in the area.

I think it has a lot of potential.

How would I go about getting started? 

Has anyone done this?

 You need to determine the value of the center first in order to make an offer. The spaces need to have been condo'd out in order to sell them. Once you understand values you then approach the owner and ask if they want to sell and go from there. You will want to get an attorney to handle drawing up contracts etc. once you get to that stage.
