Commercial Properties You Can Live In

I am a Business Owner who's looking to open a Second Store preferably one I can live in. I currently pay rent for my store and my apartment. I'm looking to move out by the end of the this month. My girlfriends looking for another place to rent but I figure it's better to find a property that I can live in and work out of and eventually own. I am 24 years old and this would be my first property. I was hoping to get some wisdom from some experienced investors out there for the best way to go about this.
