Does a commercial lender for what I need exist?

We have a duplex in Birmingham that closed in August. It is a commercial property and the local lender made us keep 65% in the deal which was super frustrating. We went with it because it was EXTREMELY HARD to get this loan in the first place. Turns out commercial lenders don't like to lend to people who live out of state. It has something to do with regulations for commercial loans... very different from residential. The entire plan from the get-go was to do a BRRRR on this property. I'm looking for a commercial lender who could do a cash-out refi after 6 months (so around April) that would let us keep 20-25% in max and pull out the rest. The duplex is cash flowing like crazy as an STR and long term rental. Thanks for any insight!

@Brock Freeman it’s zoned commercial.  Hence commercial
