Self-Storage Manager Pay

I have the opportunity to manage a self-storage facility. I would be managing it remotely as there isn’t an on-site office. I am not receiving any extra benefits like housing or anything like that.

I am curious about how the income for a storage manager looks like. Currently as a residential property manager, I make 10% of rental income however I don’t know if that is the structure with storage managers.

I would be dealing with the financials, taking calls, occasionally meeting people at a unit, doing overlocks, and being on call 24/7 for any possible issues. However it is obviously not as involved as residential property management.

I know most storage managers that live on site take a salary. However in this case would a storage manager take a percentage of rental income? If so what percentage is standard?

Thanks
