Finding Owners of Commercial Properties

Hi Everyone! I came across an investor that is looking for a specific type of commercial property in the north east (NY,NJ,MA etc). He is willing to give me equity if I can just source the deals. I have a list of 150-200 addresses that potential fit the bill but I'm not sure how to go about finding the owners and getting all the potential details since these are all commercial properties. Should I partner with a commercial agent in some way since we would probably need one to close the deal anyway?

Any suggestions (or agents interested) would be appreciated!
