Can I wholesale a Commercial Property?! How do I find buyer?

Well, the owner gave me a number that was given to him a year ago, he claims it was the price a developer gave him to demolish it, at the time he didn't take it but with COVID killing his hotel.. He wants that price again. 

The place needs work, obviously, and I did a ADRX1000Xnumber of units and it came out to almost 1MIL more than the price he told me about (the developers price). I would love to get a finders fee of around $100K. I get opportunities like these a lot, but I never had a platform that I could discuss with people that can actually help me make this a real deal.
