Preferred lending as an investment

Would appreciate all your feedback if this would be an appealing investment on a high level. You'd be a preferred investor and receive contractual coupons of at least 8% per year via a loan to a cash flowing property. While you get the cash flow to lend at a conservative LTV (70-80%), would giving you an option to convert your loan into equity in the property be appealing to you? Or would you prefer an extra 0.50% to 1.00% on the coupon?

Thanks for your feedback in advance. Of course, this is just hypothetical structuring and not a specific investment or solicitation.
