Las Vegas buy or buy to rent market??

I need some BPs feedback on the Vegas market. Everyone there says it's a HOT market. I have what I think is a steal on an assumable loan but just would like some feedback from someone other than a RE agent that knows the market there. NO offense to RE agents !!!
