Need advice on buying a liquor store in Texas

Please advice

Pur price 395k plus 250 k inventory doin 1.2 mil gross rev. And he is claiming net rev 200k .

1500 square foot. And 5200 $ rent monthly

It’s very good rich location . So pls advise is it a good deal ? Or ?
