Seller with a morgage

I'm a new wholesaler and I found a vacant property in a nice neighborhood with high uncut grass. I found the owner of the property and sent her a nice letter. The owner called and she wants to sale the property because she moved 2 years ago to be closer to her ill parents. During our discussion told me about a few minor repairs it needs but still have a mortgage. Like many others, she over paid for her home 7 years ago (purchased for $200k current market value $92k) and want to get it modified. Then she said once its done she is willing to walk away from the property for whatever it's price for. I need a Real Estate investor expert advice... How could I help this owner who owns the property? Any suggestions?
