Where do i get a contract for me & the seller to sign? Do I write up one of my own or is there somebody I go to to get it from?

A reasonable starting point is your state contract. The state real estate board probably has a standard form that you can find on their web site. Be sure you fully understand all its ins and outs. These standard contracts tend to be pretty lengthy and have a number of clauses that may not apply. OTOH, one page or similar short contracts are probably missing a bunch of clauses you might need at some point.

Jon, I was wondering if you can cut and paste these answers? :)

I think Bill Gulley is asking if I can just give this same answer for similar questions. I do, but I don't cut and paste it. Its faster to just type an answer than track down a similar one and cut and past it.
