Development question on lot with narrower width for NNN tenant
I have some land that might at some point be fitting for development. A few things have to fall into place, meaning permission to subdivide and most the rest are things that can be figured out.
I know I have to determine the vehicle count and see the demographics work for the profile .
My initial question , the land is about two Chunks to best describe one in front of each other. The frontage being about 75 foot and then 210 foot deep . Then attached onto the back of that is about 225 deep by 50 wide.
So the lot is a bit more narrow. Do you think the 75 foot wide makes the lot to narrow to be able to be developed for single tenant who wants to be in that market?
Thinking if this is something that would fit for a Starbucks. Any feedback comments or thoughts are greatly appreciated.
@Joel Owens I know you are busy but guessing you know the answer to this if the lot is proper sized for potential development?

This will depend on setback requirements, lot coverage and parking. Best bet is start with the city to determine a footprint and go from there.
Also Starbucks and the like have very specific site requirements. You can find this on there website.
