Commercial rental rate w/440 (3-Phase) resources

We are looking at a commercial property that is very underutilized. It has 2 buildings both wired with 440 3-phase. One has heat and is insulated. Is there a resource or general rule of thumb when trying to figure out lease rates per sq foot? What other variables do we need to look at for lease rates? Thanks in advance!

Is there also 240/120 available in the buildings? If not, then all electrical components need to be compatible with the 3 phase voltage and those components are typically more expensive which could deter someone that didn't need the three phase.

Three phase is generally used by people running machines and equipment such as manufacturing something. How large are the buildings and what did they used to be?
