What is a typical realtor/agent fee/percentage for finding a tenant for a commercial space? Right now I am seeing 5% of the total lease agreement, is this typical?

In my area, we are typically seeing on 3 year leases 5% year 1, 3% year 2, 1% year 3, and on 5 year leases, 5, 4, 3, 2, 1.
