Partner ship agreement first time

Hello everyone first time posting or even writing, I have a 4 unit storage facility that is 625,000 and I’m looking at a partnership of 70k each. I was hoping if anyone had any type of legal advice that they could give or if your in the San Francisco area be able to get documents or forms together. We are purchasing this unit and want to remodel with the contractor who would provide the other 70k so it would be 50/50. But first time doing a purchase so want to make sure I am able to do it correctly for both partnerships. Thank you so much for your time.
