I was looking for feedback on this area of 8 mile road and Dequindre in warren ,MI. I have a client that might be looking at a property there. I didn't know if Michigan had some real nice parts to it or it was all like Detroit. Thanks for any insight. This is for triple net stuff so was wanting info on the area more than anything.

Thanks Geof. I will tell my client to most likely pass.I don't like putting people into bad deals or areas. I am in this for the next 30 to 40 years until I retire but even then I will still have a passion for commercial real estate and helping people.

Joel Owens Michigan has some very nice areas, just not the area you're looking into. Outside of a new Walgreens and a Tim Hortons most of the buildings on Dequindre from 8 Mile to 9 Mile are old, 4,000-50,000 sf. machine shops, which in our area are a dime a dozen. Probably could be picked up for $10/sf. Triple Net? Tell your client to Just buy it.

Oakland County which is next to Wayne County/Detroit is one of the wealthiest counties in the country. This makes for an interesting socioeconomic rift between the two.

LOL........... Yes nothing bad intended at all. I simply have not heard of very affluent areas of Michigan. Thanks for the feedback.

You think the entire state of Michigan is like Detroit? That's like asking if everyone in Georgia is married to his sister. Michigan has some great areas. Anyhow, the area that you are interested in, 8 Mile and Dequindre, is pretty sketchy. Low income. Lots of property crime. 8 Mile is the border between Detroit and the suburbs. Everything you've heard about Detroit is true, but the suburbs are nice as long as you are far enough from Detroit. That area is right next to it. I've had rental houses in that area of Warren. I won't go to Detroit. That part of Warren is low income. Most of the people are lazy, on welfare, have a pitbull, no car insurance, etc. If this is for a commercial venture, it might be ok. Just make sure the business has an alarm and someone there is armed. Good luck.
