HML for Commercial Property?

Hello BP world! This is my first post and I just wanted to ask, although I have a good idea of the answer, and so I feel a bit awkward for asking, but is it smart to use an HML to purchase 2 fam+storefront property? I plan to exit sooner than later so I don't need a particularly high cap (A bit on the lower side actually lol). Thoughts?
