How much cashflow we need to said that property good/bad?

Hello,i want to ask:how much cashflow we need per month?is it 20-30%/month or per years,and of i buy a 100 thousand property and i rent,how much price use? Is it 5% from the price propert like 5 thousand? Or what? Thanks for answering😁
