Billboard Investment Rents

I see a small plot of land on the foreclosure list that looks like it has a billboard on it.   Can anyone give me an idea of rent and terms that might be typical for such a venture?   I know it depends...so looking for more specifics on if you have done this and what kind of rent you get.

Is there a recorded ground lease?  I had a client selling, ground lease was less than a thousand a year, but he was charging $25-40k a year to retail. So it really depends on what rights you're buying
