Chicago Commercial property

Hey good afternoon everyone!

I'm here near Chicago. I have been on here multiple times over the years researching Single family home investing.

I tried a few things for SFH investing but didn't get far. I have been into other businesses during that time, and now I have a commercial property to work with. At the moment it is at about 20-25% occupancy, by a small business.

Ideally I would like to get a tenant for the whole property to do a NNN Lease, or multiple tenants as the property set up allows for it with ample space. I believe the property is in a pretty good location for various businesses, its like a small office complex. Only thing is I don't know where to start or how to go about looking for these tenants and deciding NNN lease rates. I would greatly appreciate some info, if anyone has some knowledge of commercial property in the Chicago area.
