How to find Investors for a potential deal in New jersey

I have a potential commercial investing deal in New Jersey on the table but need help finding investors to help fund the deal.  I have a couple questions for advice

• How do I find investors?  My best course of action to get connected with them
• What exactly should I prepare for investors?
• How do I find out about fair agreements with investors?
