Going from Single family to multifamily / Commercial???

Thanks for any help! I own twelve single family homes including my personal residence. Several of these properties have a fair amount of equity in them. I like the low risk and desirability of single family homes, but I am trying to figure out how to streamline my investments and be able to accumulate more property with out the headace of taking care of so many different properties. Any suggestions on a logical next step for me is very much appreciated.
